Commercial Property Inspections

Helping property owners, investors, developers, facilities managers and financial institutions make informed decisions through independent commercial building inspections across South Africa.

Overview

What's included in our commercial property inspections.

A commercial property inspection is an independent assessment of a commercial building's condition, systems and compliance usually carried out before you buy, lease, renew or take over the management of a property. Our commercial inspectors evaluate the structure, building services and site as a whole, then set out the findings in a clear report you can take into a purchase negotiation, a lease decision or a maintenance budget

Ideal for

Investors, asset managers, business owners and tenants signing or renewing commercial leases.

Scope

What we check.

We inspect retail, office, industrial and mixed-use buildings for investors, asset managers, business owners and tenants. Our commercial inspectors assess the elements that drive risk and cost in a commercial building: the structural envelope and foundations, roofing systems and waterproofing, electrical infrastructure and loads, and site drainage and external works. We flag defects, deferred maintenance, safety concerns and signs of non-compliance, and where it's useful we add capex forecasting and maintenance-planning commentary so you can budget with confidence. Each line item is documented with photos, descriptions and recommendations in the final report.

Why a commercial property inspection matters in South Africa

With commercial property, the stakes sit higher than a single home. Under the Occupational Health and Safety Act, building owners and employers carry legal duties for the safety of a structure and the people in it, and issues such as fire compliance, electrical certificates of compliance and a valid occupancy certificate can stall a transaction or a lease. A commercial property inspection surfaces these risks before they become your liability.

A commercial property inspection covers building services, compliance and capital planning at a scale residential doesn't. The report is geared to investment, lease and asset-management decisions rather than a single home purchase.

Yes. We carry out entry and exit condition inspections for tenants and landlords, recording the state of the property so responsibility for defects is clear at the start and end of a lease.
