Home Inspection SA

When buying a home, most home buyers look for specific features like a big kitchen, inviting backyard with a swimming pool, carports and more. But there’s something else that wise buyers should add to their checklist: a foundation that is in good condition”

Buying a home is a major investment. So, it’s important to choose a house that is in good structural condition, which will preserve the home’s value and safety.

That’s why it’s vital to assess a home’s structure when you’re thinking of buying. Fortunately, there are many visible signs of structural issues that can reveal a home needs repair. Experienced home inspectors can easily spot these signs before you buy your dream home.

STRUCTURAL DAMAGE SIGNS TO LOOK OUT FOR:

  • Cracks or Bulging on Walls and Ceiling
Large cracks paired with a sagging ceiling or cracks above doorways in a step pattern are a sign there is in fact a more serious problem.
  • Soil Pulling Away from House Walls
Seasonal changes cause soil to expand and shrink. Check the patio, porch, and deck areas. If you detect the ground moving significantly away from the house, it may be a clue that the foundation was not laid properly.
  • Uneven Gaps on Windows and Doors
Walls with windows and doors are more vulnerable to pressure because of the holes that have been cut into them. Oftentimes, areas around windows and doors will show signs of structural damage before any other areas of your walls.
  • Sagging, Sloping or Cracking of Floors
Shifts in your home’s foundation will be apparent when inspecting your flooring for sagging, sloping or cracking.
  • Sagging Roof and Roof Leaks
If your roof is in its prime and hasn’t reached the end of its life cycle, there’s no reason you should see sagging or uneven roof lines. This indicates that there are issues with the roof structure itself.
  • Damp Subfloor
A damp subfloor indicates a lack of sufficient ventilation on your floors. The dampness can lead to rotting floor timbers, which can be spotted by surface stains and signs of deterioration.
  • Crumbling Concrete/Brick
While uncommon, concrete and/or masonry that has come into contact with high moisture and/or chemicals can start to erode. Erosion of this nature is often seen in the lower areas of brickwork below the waterproofing membrane of your home.
